A two-towered project designed by Hassell and Fitzpatrick & Partners for the historic Adelaide GPO site has had its developer confirmed.
After lodging their DA in July last year, the $235 million project will be developed by Charter Hall.
Upon completion, the 24,500sqm development (that sits between King William Street and the Australian Taxation Office building on Franklin Street) will have two office towers of 20 and 15 storeys, designed to respect the heritage-listed Telephone Exchange and GPO buildings. The precinct will also include about 3000sqm of retail space.
The taller tower will be designed to achieve 5 Star Green Star Design and a 5 Star NABERS energy ratings.
Internally the levels have been raised to match those of the existing GPO and Telephone Exchange buildings, as well as the adjacent Dexus Plaza to the north of the site.
Within the site, the public space has been designed to allow opportunities for activation. Movement patterns, both existing and potential have been used to determine the placement of the more active frontages, such as retail and food/beverage. These are typically located on the major thoroughfares into the site, with a concentration around where these intersect.
The South Australian Attorney-General’s department has taken a 12-year lease and will move from their current home on Pirie Street when the new tower is completed in mid-2019. Charter Hall is expected to begin construction in the second quarter of next year.
